A property inspection report is an independent report prepared by a qualified professional which states that the accommodation is safe, in a good state of repair and doesn’t pose a health and safety risk. It will also assess whether the property would become overcrowded if any more people were to move in as defined in Part 10 of Housing Act 1985.

When assessing the overcrowding provision of an accommodation, the inspector will consider various factor including number of sleeping rooms available and size of the room and the general condition of the property. The property must have free from Category 1 hazards as defined in Housing Health and Safety Ratings System (HHSRS).

This report is helpful for various visa applications, including those for spouses, civil partners, fiancés, and others. It demonstrates that the applicant will have suitable housing in the UK and won’t require additional accommodation upon arrival.
